Victoria Gardens
Located west of Chaoyang Park, Victoria Gardens is a smaller, boutique compound developed by an American company fit with luxury finishes, greenery and a small children’s playground.
The units here are comfortably sized; many units feature balconies, high ceilings, and spacious kitchens, so it’s a solid choice.
Layouts & prices: 2–4 bedroom units; ~18,000 to ~65,000/month
Li Shui Gardens
Located right south of Chaoyang Park, Li Shui Gardens is a multi-building complex located in a mature residential area near embassies and many parks. Though the building design may not be considered luxury, you can expect nice apartment layouts, decent finishes, and reasonable rental prices.
Consider this as a midpoint alternative between luxury compounds (for ex: Centrium Residences) and lower end, local complexes.
Layouts & prices: 2–3 bedroom units; ~15,000 to ~40,000/month
Green Lake Place
Located across from Chaoyang Park’s East Gate, here we have is a large compound right next to the East 4th Ring Road with gardens, ponds, multiple apartment towers, and a full set of amenities great for families or those who enjoy being outside.
The location may not be as central, but the modern finishes, size and layouts, and pricing are a great incentive.
Layouts & prices: 2–8 bedroom units; ~15,000 to ~88,000/month
MOMA Beijing
Located in Dongzhimen which is close to transport options, embassies, and the CBD, the MOMA compounds tend to be a bit more modern, stylish, but also densely packed. MOMA is a favorite among expats and young professionals looking to be very centrally located.
Expect compact but smart layouts, good finishes, and great walkability.
Layouts & prices: 1–3 bedroom units; ~18,000 to ~55,000/month
Seasons Park
Located in Dongzhimen, Seasons Park is a well-known expat compound with large grounds, plenty of greenery, good management, and a mix of older as well as recently renovated units.
If you’re looking for reasonable prices and a central location, and can be flexible on apartment finishings, this is a great option.
Layouts & prices: 1–4 bedroom units; ~8,500 to ~42,000/month
